As someone who lives and works in West Toronto, I’ve been keeping a close watch on how the market is shifting, especially for those considering condos. In Mid-Q3 2026, the average GTA home sold for $993K—about 3% less than last year, a clear sign that buyers are gaining a bit more breathing room. The condo market tells its own story: average prices dipped to $618K, and it’s the micro-condos—those under 500 sq-ft—that have felt the sting most, facing the steepest depreciation and slower sales. In fact, during Early-Q3, condos sold below asking price in about 98% of GTA neighbourhoods with active sales, giving buyers more room to negotiate than we’ve seen in years. Single-family homes saw similar trends, but condos are proving especially sensitive as investor demand cools and larger units attract more attention. Drawing on my background in negotiation and construction, I’m here to help you navigate these changing conditions with confidence and clarity, ensuring your real estate decisions are grounded in careful analysis and open communication.
