Toronto's housing starts have dipped 10% year-over-year, signaling a noticeable slowdown in construction activity across the city’s urban core. As someone who closely follows Toronto’s real estate landscape—especially in the west end—I’ve seen firsthand how such trends can shape your decisions as buyers, sellers, or investors. Presently, there are 37 building permits covering 6,600 condominium apartment units still waiting to break ground. While some projects are yet to get underway, it’s important to remember that many of these units likely secured pre-sales before the recent sales slowdown. Because large-scale projects in Toronto go through lengthy planning, pre-sales, and permitting phases before actual construction begins, the data on housing starts often lags behind what’s truly happening on the ground. In practice, this means the current numbers might not reflect all the real-time activity, and some of these permitted condos could still move forward soon. My background in construction and negotiations gives me a unique perspective on how these shifts might affect your opportunities in the market. I’m here to make sure you have the information you need to navigate these changes with confidence and peace of mind.

Want Buyers To Remember Your Home? Do These | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.
Making your home stand out to buyers is about more than just a fresh coat of paint—it's about crafting a story they’ll remember. In West Toronto, where buyers often have their pick of similar properties, I always advise my clients to spotlight a unique feature that truly sets their home apart. Maybe it’s a sun-filled backyard that practically invites summer gatherings, or perhaps it’s a location that puts top schools, parks, and transit just steps from your door. These aren’t just features—they’re the lifestyle benefits buyers are searching for.
When we prepare your listing, I focus on what matters most to buyers in our market, so you don’t end up investing in renovations that won’t add real value. Instead, we use strategic language in your listing description to highlight how your home fits into someone’s life, not just their wishlist. A well-coordinated launch and transparent communication can build the right momentum—without any artificial pressure. And sometimes, the neighborhood itself is your home’s best selling point. I leverage my experience in construction and negotiation to make sure every detail, from showing schedules to neighborhood highlights, is working in your favour. My goal is to guide you through every step with honesty, confidentiality, and a commitment to exceeding your expectations.

Buying a House With Cash Vs. Getting a Mortgage
One of the pivotal decisions my West Toronto clients face is whether to buy a home outright with cash or to secure a mortgage. Paying cash can fast-track your closing, eliminate interest and fees, and might even give your offer an edge with sellers. On the other hand, choosing a mortgage opens up financial flexibility, offers tax advantages, and may provide investment and creditor protection opportunities. Every client’s situation is unique, and what works best depends on your finances and the current market landscape. Drawing on my experience in construction, negotiation, and government relations, my aim is always to help you navigate these choices with confidence—because real estate is never just a transaction; it’s about what works best for your life.

How to Find a Mortgage Broker
Finding the right mortgage broker is a crucial step in your home-buying journey—something I always emphasize when working with clients in West Toronto. It’s best to get started early: verify your broker’s credentials, ask people you trust for recommendations, and take time to compare their experience, rates, fees, and especially their style of communication. I’ve seen firsthand how being prepared with your financial documents—like pay stubs, tax returns, and bank statements—can make the process much smoother. As someone who guides clients from mortgage pre-approval all the way to handing over the keys, I believe that a strong partnership with your broker sets the stage for a smooth and successful transaction. Real estate is about relationships and trust, and making informed choices at every step helps you move forward with confidence.

What income is needed to afford a $1.5 million house?
Ever wonder what it really takes to purchase a $1.5 million home in our market? Based on current lending guidelines, you’d need an annual pretax income between $276,000 and $345,000 to comfortably afford a property at this price, assuming you’ve put down 20%. Keep in mind, jumbo loans come with stricter terms and higher interest rates, with monthly payments often exceeding $8,000—before factoring in property taxes, insurance, and ongoing maintenance. Having worked in both construction and negotiation, I understand firsthand how important it is to look beyond just the list price and plan for every aspect of homeownership. My commitment is to guide you through every step, ensuring you’re well-informed and confident in your decisions, whether it’s mortgage pre-approval or understanding the true costs of your next move in West Toronto.

POV: You’re House Hunting In Toronto—Here’s The Catch | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.
When it comes to house hunting in Toronto, there’s often more to consider than just timing the market. According to CMHC, we can expect Toronto sales to pick up in 2026, even though prices may still be below the recent highs. What stands out right now—and what I see every day in West Toronto—is the abundance of inventory currently available. This can mean more options and room to negotiate for those who are patient. Royal LePage forecasts a 2% dip in GTA prices by Q4 2026, yet activity is steadily building. In my experience, the real opportunity is often found when competition is quieter, rather than trying to catch the absolute bottom. Guiding clients through these nuanced moments is what I focus on: making sure you’re informed and confident, every step of the way.

Toronto Affordability Gains in Q2 2026 | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.
As someone who lives and works in Toronto’s west end—and is deeply invested in helping clients navigate each step of the real estate journey—I’ve been closely tracking the city’s affordability trends. In late Q2 2026, Toronto experienced one of its strongest improvements in affordability, driven not by changing mortgage rates, but by a notable drop in home prices. Specifically, the representative home price fell by about 4% this quarter, leading to roughly a 2.5-point boost in affordability and bringing the payment-to-income ratio to around 68%. This marks a clear shift: it’s now softer prices, not financing changes, that are making home ownership a bit more accessible for buyers. Looking ahead, mortgage rates aren’t expected to provide much extra relief in the coming year. That means factors like income growth and more restrained price increases are becoming even more important for anyone planning their next move. With experience in both negotiation and construction, I’m committed to offering straightforward guidance in this evolving market—always prioritizing trust, open communication, and your peace of mind.

Global Luxury Sales Need Strategy | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.
Navigating the luxury home market in West Toronto requires a strategy that goes far beyond the basics. These properties—often custom-built with imported finishes or truly one-of-a-kind features—call for more than standard pricing models and marketing tactics. With my background in construction and negotiation, I understand how to evaluate unique amenities when strong comparable sales just aren’t available. When marketing a luxury property, it’s about crafting a story that reflects the lifestyle and aspirations of discerning buyers, supported by sophisticated materials and a well-planned budget. High-end listings tend to stay on the market longer, attracting a smaller pool of qualified buyers who may bring their own architects or negotiate extensively on terms. If jumbo financing is involved, sellers can expect the process to require patience and a business-minded approach. My commitment is to guide clients with transparency and confidence, ensuring you’re prepared for every nuance of the luxury sale process—because in this market, peace of mind and expertise make all the difference.

Toronto Housing Market Moves Toward Balance | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.
In Early-Q3, Toronto sales ↓~1% yearly to ~6K transactions, while new listings ↓~18% to ~14.5K, narrowing the gap between supply and demand.
On a seasonally adjusted basis, Toronto sales increased from Late-Q2 while listings declined, and the avg. selling price settled near $1M, ↓~5% yearly.
A balanced market means neither side clearly leads: homes sell closer to asking, supply better matches demand, and negotiations feel more typical for both parties.
Experts said Toronto's freehold segment looks more balanced, while condos remain buyer-driven. Buyers have adjusted to current borrowing costs, and sellers are pricing more realistically.
With listings shrinking and prices leveling, experts said steadier conditions could bring sidelined buyers back, as confidence improves and timing the market matters less. -

Labour Day in Canada marks a well-earned break celebrating workers and the unofficial end of summer, when everyone suddenly remembers all the things they meant to do in August.
It’s the last big excuse for barbecues, lake trips, and squeezing in one more summer adventure before routines and school schedules take over again.
Stores and sidewalks feel a little calmer, while patios and parks get their final big rush of summer energy and “just one more weekend” vibes.
Happy Labour Day! Wishing you a relaxed, fun-filled long weekend with good food, no alarms, and maximum enjoyment before fall shows up uninvited.
