Buying vs. Renting a Home | Timing, Costs, & Life Stage Analysis

When considering whether to buy or rent a home, it’s important to weigh more than just the numbers. If you’re planning to stay in one place for at least 5–7 years, buying often makes sense—factoring in costs, long-term appreciation, and building equity. Renting, on the other hand, gives you flexibility and lower upfront expenses, but comes with less control over your living space. In my experience guiding clients across West Toronto, I’ve seen how the right decision depends on the full picture: your lifestyle, financial outlook, and future goals. My background in construction and negotiation helps me break down these choices, so you’re informed at every stage. Ultimately, it’s about finding the path that brings you peace of mind—not just for today, but for years to come.

  • Gen Z buyers lead every generation on affordability trade-offs

Gen Z buyers lead every generation on affordability trade-offs

It’s interesting to see that Gen Z homebuyers are leading the way in making affordability trade-offs, showing greater financial flexibility than any other generation. Many are willing to adjust their spending habits and consider smaller homes in order to achieve their goal of homeownership. Here in Canada, buyers are especially open to downsizing, while their counterparts in the UK appear less likely to make similar compromises. As someone who lives and works in West Toronto and understands both the local market and the realities buyers face, I see firsthand how these trends play out. My approach is always to guide clients through every option—balancing aspirations with practical choices—so that finding the right home is both achievable and rewarding, no matter your stage of life.

  • Toronto Ranks 20th Worldwide | Life is unpredictable. It’s important to be prepared. Having the correct plan & Coverage will give you peace of mind.

Toronto has held onto its position as the 20th-ranked city worldwide in a recent 2026 index, standing out among 1,000 global cities—no small feat given what’s happening in urban markets. Our city’s strong economic foundation and deep pool of talent continue to support steady demand. Yet, as many of you have experienced firsthand, housing affordability remains a significant concern. The same index points out that Toronto’s Quality of Life score took a hit due to housing costs, despite our impressive performance in broader economic areas. According to a 2026 housing study, Toronto’s median multiple is close to 7.5, placing us among the least affordable major markets surveyed. In fact, the experts behind these rankings note that Toronto residents are spending a larger portion of their income on housing than almost anywhere else in the world. The ongoing shortage of new homes—especially with housing starts expected to slow further through 2026—continues to drive this gap in affordability. Having both lived and worked in West Toronto for years, I see these challenges from both a personal and professional perspective. My background in construction and negotiation gives me a unique lens when navigating these complex market realities with my clients. My goal is always to provide clarity and support, so you can make informed decisions about your next move in our ever-evolving city.
